Who are we?
Idem is a boutique real estate investment firm that specializes in providing real estate services to the Life Sciences and Technology companies. It was founded in 2020 by Patrick David, a successful entrepreneur.
The company is at the forefront of best practices in the development of technically advanced facilities. Its team of engineers pay close attention to the specific needs of its client-tenants.
The quality of the partnerships that Idem builds with its client-tenants and the understanding of their technological environment are at the heart of its values.
Idem is the third chapter in Patrick David’s exceptional entrepreneurial journey. He founded this company after the success of COLO-D, which became, in less than five years, the Canadian Data Center leader for the world’s largest international cloud and Internet content providers.
The creation of Idem is the result of Patrick’s genuine passion for developing innovative real estate solutions that allow companies to explore new horizons and accelerate their growth.
The Founder
Since the outset of his career, Patrick has been fascinated and inspired by the links between technology and real estate.
Over the years, Patrick developed his entrepreneurial skills by studying law (LL.B) and accounting (B.B.A.), as well as, working as an analyst and advisor for organizations such as the Caisse de dépôt et placement du Québec.
He went on to manage successful companies in the technology sector and founded COLO-D, a leading Canadian data center developer, owner and operator.
In less than five years, COLO-D became a Canadian industry leader. The company made Deloitte’s prestigious Technology Fast 50™ program in 2018, ranking first in Quebec and third in Canada. COLO-D was also ranked 11th overall in the Deloitte Technology Fast 500™ program for North America, with revenue growth of 10,942% between 2014 and 2018.
The company was sold in December 2018 to Cologix, a company owned by Stonepeak Infrastructure Partners, for several hundred million dollars.

Idem Real Estate is proud to announce the conclusion of a long term lease with Sterilia Pharma (Pharmacy B.H. Trinh et T.T. Nguyen). The laboratories and state-of-the-art facilities of more than 22,000 square feet are situated at 4929 Place Olivia in Ville St-Laurent.
Sterilia Pharma offers services for the preparation and distribution of intravenous medical solutions, palliative solutions, total parenteral nutrition, enteral materials and equipment.
Sterilia Pharma is the leader in Quebec in the sterile preparation of medications adapted to the specific needs of patients at home, since 1994.

The facilities, totalling 22,000 square feet, are located at 4837 Levy Street in Montreal (Borough of St-Laurent). The building is also home to two other prestigious Life Sciences tenants.

The entire two-storey building will be re-engineered to provide laboratories and spaces for companies specializing in the Life Sciences industry.
